One of the hottest trends in real estate investing is accessory dwelling units (ADU) or “granny flats.” Not only can they improve cash flow for a rental property, but they can also increase the value of the entire property!
But is this all too good to be true?
Some neighborhoods have excessive requirements or are causing great delay with approvals. Is an ADU still worth the time, cost, and effort?
NSDREI has put together a panel of three real estate professionals who have experience building and adding ADUs throughout Southern California. ABOUT KRISTI CIRTWILL - Kristi moved from Toronto, Canada to Long Beach, California in 2007 to start a full-time rehab/re-sell business. Since 2008, she has purchased over 250 houses in Southern California, and her specialty is buying "hoarded houses." Her current projects include numerous flips, as well as keeping some houses as rentals and building ADU's for cash flow. Kristi currently lives in Los Angeles. She enjoys outdoor activities, playing her guitar and good food and wine.
ABOUT KALANI CREUTZBERG– Kalani is a former Marine who served his country for over 12 years. He is the founder and CEO of ADU Geeks, one of San Diego’s hottest start up real estate firms. His company currently has over one hundred ADU projects under development throughout San Diego. ADU Geeks plans, designs, and develops detached ADUs, attached ADUs, garage conversions, and basement conversions. Prior to starting ADU Geeks, Kalani founded Cammies and Canines Sanctuary, a Veteran operated organization focused on helping transitioning veterans through their journey, pairing them with loving dogs.
ABOUT LENSKA BRACKNELL – Lenska Bracknell is a real estate investor, broker, educator and entrepreneur. Being a landlord and investor herself, she has been involved in over 100 fix & flips. Lenska’s background and expertise make her a valuable resource in understanding the real estate market, property evaluations, and acquisitions. Lenska has offered monthly investor tours for over 12 years in different San Diego neighborhoods, evaluating houses and searching for deals. Teaching investors fix & flip strategies, buy & hold strategies, out of state investing, private lending, vacation rentals, Accessory Dwelling Units & multi-family investing are just some of her favorite activities.
