Real Deals Gone Wrong in 2022

with Dean Rogers*, Marcel Bonee & Derek Harms

How do you think you gain the most experience investing in real estate? Well, you usually learn the most from your losses and mistakes. We’re all experiencing the shifting real estate market. Our panelists grew their portfolios and sold dozens of properties while riding the “appreciation wave” the past couple of years. They continue to do so in 2022, but have started to LOSE money on recent real estate investments. What better way to learn what NOT to do than to hear real-life examples of deals-gone-wrong. This panel of experienced investors (over 1000+ properties) will detail their most recent projects that LOST money. NSDREI President, Derek Harms, will engage the other panelists with some questions like these:

  • With the benefit of hindsight, what would you have done differently?
  • How have you adjusted your underwriting?
  • How are you still making profitable deals in the current market?
  • What would you advise investors do who are looking for their next or first deal?
  • Have you had to change your acquisition strategy?
  • How do you approach sellers who may have refinanced at a 2-3% interest rate?
  • What kind of concessions have you had to make to sell properties?
  • Do you see the market flattening out or continuing to dive?

ABOUT THE PRESENTERS:

DEAN ROGERS (*Speaker change) Dean Rogers began his career in the NFL with the San Diego Chargers. Dean soon realized that if he kept playing his health would be at stake. After walking away from the NFL, he has been in the real estate industry since 2013, leading him to building a successful business in California. Since then, Dean has flipped and wholesaled hundreds of houses and has a rental portfolio of eight figures. He is passionate about real estate and helping others learn how to build wealth and freedom. 

MARCEL BONEE is the owner of Dwell West Homes, a real estate company in San Diego. He began working in the distressed real estate field in 2008 and has participated in real estate investing since 2012. He has overseen over 400 fix and flips, and averaged a portfolio of over 400 homes at any given time, when he was managing REOs for the big banks. Dwell West Homes does both fix and flip and buy and hold investments. Marcel lives in Pacific Beach with his wife and 2 young children.

DEREK HARMS is a Los Angeles native and long-time San Diegan, and graduated from Sonoma State University while playing on the World Series baseball team. Derek implemented the humility and selflessness learned from years of athletics into his real estate business. An active investor, award-winning Realtor, and President for the NSDREI, Derek is connected to many different facets of real estate. Over his career, he’s been involved in auctions, short sales, REO’s, owner financing, mobile home parks, lending, development, and apartment buildings. He is currently President of We Buy San Diego, cumulatively focusing on single-family home renovations and sales.

Toys for Tots Toy Drive

NSDREI will be supporting Toys for Tots at the November and December meetings and is asking our attendees to please bring a donation, to help brighten the holiday of a child in need.

Items suitable for toddlers to teens will be accepted, except for items listed below (due to potential allergies or reactions):
    • Beauty products
    • Food/Edible items
    • Clothing
    • Realistic weapons
Some "nice-to-haves:"
    • Toys for kids 13+ yrs of age. These kids like electronics or anything associated with it (cell phone cases, cell phone holders, iPods, cameras, etc.)
    • Some other suggestions for pre-teen/teens are groups: Sporting equipment/bags/balls; books, backpacks, purses, watch/wallet gift sets, board games, radio control cars/trucks, hand-held electronics, skateboards/helmets, curling irons, hair straighteners, and hair dryers.
